House building is an art. Ever since man became a settler, he has looked towards the builders to build him a house, which was safe, robust and economical. This accent on house building has spurred the construction industry to come up with software, which proves useful in predicting, and projecting values for material and labor required in the course of a given building construction. The usefulness of BIM Quick Tables for modeling and designing a building are very enormous.

It is understandable that the designs using BIM was done using the technology of today. There were four stages in the operation. They were the planning, design, construction and operation stages. The main uses of 3 D modeling was in the 3 D coordination, 4D modeling or phase planning, existing condition modeling and in design reviews. Models once created could be altered if the client wanted some changes made.

This is also useful for structural analysis, cost estimation, Energy analysis, Sustainability LEED evaluation and digital fabrication. They were important in all other phases of a particular project including programming and site analysis, Design Authoring and Lighting analysis, site utilization planning, 3D control and planning and for making of record model.

One could calculate the exact amount of material that would be required for every stage in the construction and arrive at the exact cost. The builder could determine based on the speed of construction when the particular stage would be finished. This kind of accuracy helped him save a lot of labor and time. MEP Engineers, architects and contractors on the mechanical side used this for their analysis. The 3 D model showed clearly the design intent and thus became indispensable.

Since these tables were easy to understand the clients could always know what stage their project had reached. The clients thus became more involved in the construction and provided useful hints to the contractors. Better interrelationships improved understanding and helped increase the speed of the construction. Changes could be incorporated at every stage in the construction form the client's point of view.

The model was merely the dream or idea, which was conceived by the client and directed by the contractor. The time and cost parameters were now easy to calculate from the area of the layout (which could be changed at every stage), construction material and the kinds of support and scaffolding that were needed at every stage could now be determined with a greater degree of accuracy.

The main thing that this approach produced was the increased maneuverability in asset management. One could track and utilize space for better results and helped in better coordination. Code validation also was now simpler. Disaster management was aided through this technique. Safety criterion could be studied with greater simplicity.

Many of the modern contractors and engineers are moving towards the use of BIM Quick Tables for all their design computation and system coordination needs. This modern convenience is seen to be the way forward towards reducing costs and saving time. Software designs are now rapidly approaching the kind of workability that ultimately makes even dreams that once were deemed impossible to come true.
